Fit-out work

Finishing works in the Data Centre are carried out as coordinated packages ready for assembly.

Our fit-out approach is tailored to fast-track construction: clear interfaces, predictable work sequences, and documented handovers to operational teams.

Partition walls, fire walls and fire compartments

We design and construct plasterboard wall systems with mineral wool infill, in accordance with the project's acoustic, thermal, and fire safety requirements. Where required by the fire strategy, we implement fire-resistant walls and fire compartmentation details, including framed openings, access panels, and enclosures around penetrations. We coordinate delineations, equipment zones, and MEP interfaces well in advance to ensure walls are built correctly the first time and ready for commissioning.

Surface finishing and painting

We prepare the substrate, grout, and finish to the required standard, then apply paint systems tailored to the room type and usage conditions. Work can be phased to protect completed areas and support timely completion during sequential commissioning.

Technical ceilings

We supply and install technical ceiling systems with access panels and layouts adapted to lighting, fire protection equipment, and service routes. We coordinate grids, flashings, and interfaces with partitions and door sets to maintain required clearances, access zones, and maintenance routes.

Typical fit-out deliverables

  • plasterboard walls with mineral wool filling
  • drywall systems with the required fire resistance and fire compartment details
  • framed openings, substructures, supports and access solutions
  • surface finishes and paint systems as specified
  • technical ceilings, flashings, access panels and interface details
  • quality and quality control records, acceptance points, as-built documentation updates and handover notes

Implementation approach (fast-track / active facilities)

We implement fit-out packages based on safe execution plans (RAMS), with clearly defined acceptance points and a quality and quality control process guided by an inspection and testing plan. We sequence the scope of work, taking into account access restrictions and commissioning activities, and include defect closure and finishing work in the handover package.

Interfaces and Handoff

Fit-out sits at the intersection of multiple disciplines. We coordinate staking, openings, and penetrations with mechanical and electrical routing, align work completion points with acceptance requirements, and provide documented information to operations teams to support maintenance and future shift work.
